Understanding Your Roofing Warranty

A roof warranty is essentially a guarantee that your roof is installed properly and will provide the superior weather protection and long-lasting performance expected of it. As long as certain conditions are met, it will also cover the repair, or even a replacement, of a newer system in case issues arise.

Warranty Types

Roofing warranties are generally categorized into three main types, and these are:

  • Manufacturer’s warranty, which is the standard warranty that covers defects in roofing materials and accessories.
  • Workmanship warranty, which covers issues stemming from installation errors and is guaranteed by your contractor.
  • Extended manufacturer’s warranty, which covers both roofing materials and workmanship.

Exclusions and Nullifications

Any clause in your warranty that holds manufacturers harmless should be carefully read. Manufacturers will include a list of exclusions that are not covered in your warranty. Typically, these include ponding, damage brought on by an “act of God” (tornadoes and severe storms), the lack of inspections or a failure to inform manufacturers of any changes in ownership or contractor.

Transferability

Although it may occasionally be referenced in the “Who Is Covered” paragraphs, you should be able to discover the criteria for transferring your warranty to the next homeowner in a separate section. If you recently bought a home, be sure to check with the previous homeowner about the existing roof warranties and its transferability.

Claims process

After storm damage, there is usually a period of time to submit a roof claim; this period might be as short as two weeks. A section specifically devoted to how to submit a claim, where to mail it, and how to handle disagreements should be included.
